MALAYSIA – STAY &  ENJOY, INVEST &

Malaysia with a multi racial and harmonious society is located at one of the best place on the planet. With overall sunny weather throughout the years it is suitable for those who enjoy the moderate and calm atmosphere.

Choosing to live in Malaysia is a choice that one will not regret whether you are a Malaysian or a foreigner. Not only we have superb weather that make daily management an hassle free, travelling from one end of the country to another is also a brisk with our excellent road infrastructure. From 1991 to 2005, the Malaysia government has spent a total of 63 billion for the development of infrastructure in the country. The Ninth Malaysian Plan which operate from year 2006 to 2010 has an allocation of a total of 17.3 billion Malaysian Ringgit or equivalent to 5 billion US Dollars for the road project. Currently we could boast an easy connection via road to all major towns in Malaysia.

Today, according to the Ministry of Transport, Malaysia is connected via air with a total of 45 airports, including 6 international airport, 19 domestic airport and 20 STOLport. The 6 international airports are KLIA, Penang International airport, Langkawi International airport, Senai International airport (in the state of Johor) which located in Peninsula Malaysia, Kota Kinabalu International airport in Sabah and Kuching International airport in Sarawak which is located on the East of Malaysia.

Located about 20 kilometres from the main terminal of KLIA, is the low cost terminal which is built at the cost of RM106 million to handle about 10 million passenger per year and there are currently plans to up-grade this facilities. Due to major transformation of the air travel in recent years, travelling in and out of this country could not be simplier, with just a click of the mouse.

Malaysia also boasts to have a unique quality and diversified food culture that is deliciously affordable. From street vendors, hawker to 6 star restaurants, one could savour such a wide varieties of food that leave you craving for more. A simple “Nasi Lemak” will still cost less than One Ringgit and Fifty cents which is less than a US dollar! Not to mention foods are at every corner at every other hours.

Hygiene! According to the source from “sustainable development indicators” SDI, Malaysia is rich in water resources and this bountiful treasure comes mostly from our natural river. Water are managed and treated before disperse out for public consumption. On the paper being published by “Malaysia European Community Strategy Paper For The Period 2007-2013” noted that Malaysia government places an emphasis to provide a “ clean, safe, healthy and productive environment for the present and future generation.”

Is it a good time to buy?

Nowadays, I am swarmed with such question. How can be blame anyone to held onto their wallet judging from so much negative pictures being churn out by the press and so on. Look at the Star today (12th of April 2009), political unrest again on the first page, I guess it will be feature at almost all international news. Look at our own turf, stories of multinational closing down or relocating, budget cutting and how the government to minimize unemployment are the topic of the day.

The question now is why we are; the investors felt the need to stop or delayed expending their portfolio? Is it true to said that investing in property will not be lucrative? Or the perception of the property prices will go down further?

Property investment should be run like a business and having a good eye has an advantage to maintain the profitability of the investment. It has nothing to do with timing. When the economy is good, prices of the property will shot to great height and the quantum movement sometimes make it impossible to justify and maybe out of reach for some. If you have activated the pause period when something has caught your eyes many years ago at the same time meet your budget, it would safely put it in such when the so called time is right, the prices is way beyond one is willing to pay. The current psychological effect of many people who takes note of economy upside and downside, generally create advantages to purchaser; investor have the power to negotiate. There are more choices available now for one to choose from.

Making money from property have nothing to do with the economy. For those investors who are looking at rental return can still invest in different products now if they are afraid of the declining pool of prospective tenants from the big corporation or invest in properties that provide a positive cash flow.

As for capital appreciation type of investment, the investors could still go on a bargain hunting trip to look out for property that is selling slightly lower than before. New launches at strategic location with many freebies that being thrown in by the developer is also a good option and not to mentioned creative financing that are readily available.

This will be a good time for those investors who are keen to expand and experience another level of property investment by looking at property that comes with a business. Again, it will be the superb timing to source for such investment category. A food processing plant, budget hotel, furniture and jewellery is something it can run on it own at the same time contributes to a healthy return.

By practising good investment attitude, fluctuation of the property price will not be a hindrance to any investor. Moreover, the property development in Malaysia is such a way that to date, many of the parcels are developed in small scale; the products being offered are still very limited. Simple example is Jalan Bukit Bintang in Kuala Lumpur, Jalan Burhanuddin Helmi in Petaling Jaya and Sri Muda in Shah Alam.  That is why many of the property prices are still holding well.

Hungry Ghost Festival In Sasaran

On the 28th of August saw the annual celebration of Por Toh or a day of remembrance the spirit in Sasaran. In Taoism this festival falls on the 14th day of the seventh month in the Chinese calendar. This festival is to encourage people to do good deed, have compassion and remember those loves one that are no longer around, promote good family ties and communities interaction.

Normally the preparation for this night festival will commence one day earlier with the preparation of foods and prayer paraphernalia.

 About 6:30 pm, everyone who registered for the festival will be displaying their decorated food basket on the prepared prayer table. Each displayed items are entitle to a lucky draw number. Usually the festival will be conducted by a priest and many other programs are being line-up for the long night.

For this Poh Toh celebration, the organizing committee managed to incorporate lucky draw of more than 200 hampers and gifts. The highlight will be the prize of 3 motorcycles being sponsored by three generous citizen of Sasaran.

As the night progress, Sasaran also see the arrival the Head of UMNO, Kuala Selangor branch, Datuk Amiruddin Setro. His present is good for the presentation of some interesting prizes to the lucky few. YB Dr Dzulkefry Ahmad, the Member of Parliament of Kuala Selangor also join in this joyous and meaningful Chinese celebration at about 9.30 pm. His arrival mark the heart pounding moment of picking the luckiest person who will take home the Suzuki motorcycle. Besides screening of a movie, a competition is also

being held for the most beautiful and innovative offering.
